About this course

"This course contains the use of artificial intelligence. "Becoming a chartered surveyor (MRICS) is one of the most valuable career moves in construction and property — higher earning potential, international recognition, and a designation clients and employers trust. And yet the APC (Assessment of Professional Competence) is where capable professionals with strong careers get referred every single assessment window.

Not because they lack experience — but because nobody taught them how the assessment actually works: how assessors read a Summary of Experience, what the panel prepares before your interview, or why "applying too early" is officially the most common reason candidates fail. This course fixes that. Every lesson is built directly from the official RICS documents — the APC Candidate Guide, the pathway guides, the Rules of Conduct, the Ethics Decision Tree, and crucially the Assessor Guide, Chairperson Guide and Competency Questioning Matrix that your panel itself follows.

You will prepare against the same standards your assessors apply, because you will have read their instructions too. ════════════════════════════════THE COMPLETE SYSTEM — 9 SECTIONS, 52 LESSONSSECTION 1 — MRICS OVERVIEW & ROUTE SELECTION (6 lessons)What MRICS is and why it matters; the five assessment routes explained; eligibility rules and a decision matrix that picks your route from your actual qualifications and experience; the APC lifecycle from enrolment to result; how the counsellor relationship works; and your personal candidacy calendar with every milestone dated. SECTION 2 — THE COMPETENCY FRAMEWORK (6 lessons)The mandatory and technical competencies decoded; what Levels 1, 2 and 3 really mean (knowledge, application, reasoned advice); how to read your pathway guide; selecting your competency set strategically — including which optional competencies to declare and which to avoid; mapping your career onto the framework with a competency matrix; and running an honest gap analysis that becomes a dated development plan.

SECTION 3 — ASSESSMENT PLATFORM & ADMINISTRATION (6 lessons)The candidate platform mastered: the diary and logbook kept the way assessors read them; the CPD record structured correctly from day one; version control so you always know which document is current; the consistency sweep that catches contradictions between your documents before assessors do; and the readiness map that tracks every administrative requirement. SECTION 4 — WRITING THE SUMMARY OF EXPERIENCE (6 lessons)The statement anatomy for each level, with the official per-level briefs; writing personal evidence with "I" verbs and real particulars instead of team narratives; the four-move method for Level 3 reasoned advice (situation, options with criteria, recommendation with reasoning, outcome); allocating the official word limits — 1,500 across all mandatory competencies, 4,000 across all technical — with a worked allocation; a full rewrite workshop with before/after examples of weak and strong statements; and the compliance audit before you freeze. SECTION 5 — BUILDING A HIGH-QUALITY CASE STUDY (6 lessons)Choosing the right project with a weighted scorecard; the 24-month window rule and how to verify it; selecting issues that carry genuine options and advice; writing reasoned advice with the because-clause intact; the critical appraisal that referral reports most often flag as missing; the four-section structure with word budgets (~500/1,150/850/450 within the 3,000 limit); the confidentiality statement done properly — consent or disguise, never half of each; and the quality gate plus question harvest that turns your report into interview preparation.

SECTION 6 — ETHICS, RULES OF CONDUCT & PROFESSIONALISM (6 lessons)The five Rules of Conduct verbatim with their official example behaviours and the six principles beneath them; the RICS Ethics Decision Tree walked node by node — including the official "unsure: do not proceed" instruction; conflicts of interest and the identify-assess-disclose-manage playbook; gifts, hospitality, bribery awareness and money-laundering red flags; PII, complaints and acting within competence; and ten drilled ethics scenarios with model reasoning — your preparation for the Professionalism Module, your Ethics statement, and the chairperson's closing questions, all at once. SECTION 7 — CPD & PROFESSIONAL DEVELOPMENT (5 lessons)The official definition and three principles; 48 hours per 12 months with at least 50% formal, including the timing rule most preliminary-review candidates miss; planning your CPD year from your actual competency gaps; writing learning outcomes that answer interview questions by themselves; linking CPD to competencies the way assessors cross-reference it; and the five-check audit before any submission. SECTION 8 — THE FINAL ASSESSMENT INTERVIEW (6 lessons)The hour's structure stage by stage, and every panel role decoded — including the silent auditor; the ten-minute presentation built to a timed arc, with the assessor guide's own instruction to weight it heavily; the Competency Questioning Matrix decoded — how your questions are prepared from your own documents before you join the call, and how to predict 70-80% of them; answer architectures for each level so you never answer a Level 3 question with a Level 2 story; recovering from blanks, errors and hard moments professionally; and the three-mock rehearsal programme with self-marking sheets, an interview-week schedule and a day protocol.

SECTION 9 — REFERRAL, RESILIENCE & FINAL READINESS (5 lessons)The preliminary review decoded — three-document feedback, Ready/Not Ready, and why silence in the report is a pass; understanding referral: the report's official standard (every deficiency tied to a competency, every deficiency with a stated remedy) and the five-step decode method; running a resubmission as a targeted campaign, not a repeat; and the five-panel readiness gate — the evidence-based go/no-go that stops you applying too early, which the counsellor guide names as the most common referral cause of all. ════════════════════════════════WHAT'S INCLUDED✓ 52 in-depth lessons (12–14 pages each) — every lesson with worked examples, weak-vs-strong comparisons, an FAQ, key terms and a practical assignment that builds your REAL submission✓ 9 Excel working templates, prefilled with worked examples: route decision tools, competency matrix and gap register, word allocation calculator, case study scorecard and planner, ethics drill workbook, CPD annual planner with live formulas, interview mock marksheet, and the readiness gate with referral response planner✓ 2 Word writing templates for drafting the actual documents: the Summary of Experience template with per-level prompts and word counters, and the Case Study report template with all four sections, word budgets and the confidentiality statement block✓ 9 section student guides plus a master course guide mapping the whole system✓ Section exit gates so you always know you are ready before moving on════════════════════════════════WHO THIS COURSE IS FORConstruction and property professionals pursuing MRICS on any APC route — project managers, quantity surveyors, building surveyors and related pathways. It serves you at every stage: choosing a route, mid-candidacy, weeks from the final interview, or responding to a referral.

Also valuable for counsellors and employers supporting candidates, and for chartered professionals from other institutions (CEng, MCIOB, CPEng) adding MRICS. This is not a summary of the guides you could read yourself. It is a complete working system: by the final lesson you will have your competencies declared, your documents drafted and frozen through quality gates, your ethics and CPD compliant and evidenced, your interview rehearsed against the panel's own preparation method — and a clear, evidence-based answer to the only question that matters: am I ready?
